“Terms” Refers to the following terms and conditions.
“Owners” Refers to Whitewood Farm L.L.C, the proprietors of the property.
“The Farm” Denotes the property located at 2800 NE 100th Street, Oklahoma City, OK 73131.
“Patron” The users of The Farm during an agreed upon period.
1. Financial Arrangements
- A donation to The Farm’s operational cost of no less than $50.00 per night is due to confirm the use.
- Payments can be made through Venmo (@whitewoodfarm) or Cashapp ($WhitewoodFarmOK).
- Once paid the donation can be refunded up to three (3) days before the start date with a processing fee of $50.00 deducted.
- No refunds will be issued for cancellations made less than three (3) days before the start date.
- Changes to usage dates may be possible, depending on space available, and may be subject to a processing fee of no less than $50.00.
- If excessive cleaning or remediation is necessary after the usage period, appropriate fees will be assessed.
2. Area
- Usage of The Farm includes exclusive use of the half-acre, fully fenced yard around the farmhouse.
- Usage also includes shared use of the 4+ acres surrounding the half-acre yard.
3. Rules
- Smoking and vaping are strictly prohibited in the house and on the property
- A maximum of 8 people, including guests
- Quiet hours 10pm-7am
- Parties and events are not permitted
- Off-street parking is mandatory
- Bonfires and fireworks are not allowed
- The farm structures outside the half-acre, fenced yard are off-limits
- The closet in the north, upstairs bedroom of the farmhouse is private and locked, please do not attempt to open it.
4. Dogs
- Maximum of two dogs with a weight limit of 100lbs each.
- No cats or other animals are allowed.
- Dogs must be well-behaved, housebroken, and up-to-date on all necessary vaccinations.
- Dogs are not allowed on any furniture, including sofas, chairs, or beds.
- Dogs must be crated when you’re away from the rental property.
5. Arrival
- Arrival is available any time after 3pm on the start day
- Access is through the main “Stay at Whitewood Farm” gate on 100th Street.
- The gate code will be emailed one day before the start date. This code also opens the back door of the house.
6. Departure
- Departure must be by 11am on the end day
- Leave the beds unmade and the sheets on the bed.
- Wash and dry used dishes and return them to their proper place.
- Empty all trash bins and place trash bags in the city receptacles in the parking area.
- Put used towels/washcloths/hand towels in a bathtub or shower and used kitchen towels in the sink.
- Sign the guestbook located on the blue dresser in the living room.
- Lock the door behind you.
7. Conduct:
- Excessive noise disrupting neighbors is not allowed.
- Music and sound must comply with noise ordinances.
- Patrons are accountable for all accompanying individuals.
- Both Patron and their guests agree to hold Owners harmless for any action, legal or otherwise, that results from actions during time at The Farm.
- The Farm is located within city limits. As such, hunting, fireworks, and bonfires are prohibited.
- Patrons must supervise children on the property at all times.
8. Septic System/Well Water
- The Farm is on a septic system.
- Do not flushing any sanitary products down the toilet.
- Do not dispose of food waste down the drain.
- The Farm uses well-water. The water has been tested and it is safe to drink.
9. Internet/Wifi
- The WIFI network name and password are listed on the picture in the frame on top of the blue dresser in the living room
10. Unexpected Events
- Treat the farmhouse with care and notify us of any issues.
- Report any accidental damage immediately.
- We are not responsible for the loss of any personal belongings or valuables.
- Emergency information is posted on the side of the fridge.
11. Patrons Liability and Insurance:
- Patrons and their guests are responsible for their belongings.
- Owners are not liable for injuries, losses, or damage.
- It is suggested that Patrons have insurance to cover their belongings and persons while at The Farm.
12. Indemnification:
- Both the Patron and their guests indemnify the Owners against any claims.
13. Termination:
- Failure to comply with any of the house rules is a breach of the terms and conditions of use.
- Owners reserve the right to terminate usage agree and evict Patrons or visitors who do not adhere to these rules.
- Owners may terminate a usage period for breaches or disruptive activities.
- Owner or Owner representative may terminate usage due to dangerous, illegal, or disruptive activities. However, Owners assume no responsibility to act in such cases.
14. Disclaimer of Liability:
- Exercise caution during usage, natural hazards may be present.
- Owners are not liable for injuries, damages, or losses.
- Patrons should take appropriate precautions.
- Patrons and their guests use The Farm at their own risk, waiving the right to seek legal redress for mishaps, accidents, and/or loss while at The Farm.
- Patrons and their guests are solely responsible for any legal infractions during their stay, including parking tickets, violations, citations, and legal action resulting from conduct at The Farm.
15. Miscellaneous:
- These Terms supersede prior agreements.
- Modifications require written agreement.
By making a donation and confirming the usage period, Patrons acknowledge understanding and agreement to these Terms.
